Security and Safety

  • Always make sure your doors and windows are securely locked when leaving your home. Immediately report any security concerns.
  • Keep fire exits and emergency routes clear at all times. Do not block with personal belongings.
  • All tenants must comply with local, state, and federal laws. Illegal activities will result in immediate eviction and potential legal action
  • The property line ends at the Oak Tree and Shed. Please be sure to respect this boundary at all times. The Shed area is off-limits."

Property Inspection

Property inspections will be conducted every three months to assess and maintain the overall condition of the property. Please note, these inspections may also be conducted virtually. You will receive a notification prior to each inspection. 

Occupancy Policy Reminder

Only individuals listed on the lease agreement are permitted to reside in the property. If there are any changes to your household or additional people plan to move in, please contact us in advance for approval.

Insurance Requirements

  • Tenants may be required to have renter’s insurance to cover personal belongings and liabilities.

 

Report Maintenance Issues

  • Report any maintenance problems or damages promptly. Tenants are responsible for the condition of their units.

 Trash and Waste Management

  • please make sure your trash is taken out weekly and bagged securely and placed in the trash bin and out for collection by the designated pickup day.

Utilities 

  • Tenants are required to have all utilities (e.g., electricity, water, gas, internet, etc.) in their name at the start of their lease term. This ensures that services are activated and functioning properly throughout their tenancy.

Upkeep of Property Grounds

As part of your rental agreement, tenants are responsible for the upkeep and care of the property's grounds, including the following tasks:

  • Regular lawn mowing and trimming
  • Maintaining outdoor spaces

 

No Pets Allowed Inside the Home
Pets are allowed on the property; however, tenants must ensure pets are well-behaved, clean up after them promptly, and comply with state guidelines.

No Smoking

  • Smoking is prohibited inside  the property.
